All our fees are shown inclusive of VAT where applicable.

Guaranteed Rent

If you are renting your property via the Guaranteed Rent Service, we will not charge you any fees at all.

Charges will apply for our other services, please see the table below for details of these.

Premium Management Service

Our premium management service includes a range of services which are charged for under the standard management service. These include:

  • Property Inventory
  • Tenant Check outs
  • All property inspections
  • Additional financial statements
  • Issue section notices
  • Handle end of tenancy disputes

Set Up Fee for Fully Managed and Rent Collection

When you first instruct us on either of these schemes you will have to pay a Set Up Fee. This fee covers all the cost of advertising, finding a tenant, compiling the inventory and drawing up agreements etc. The Set Up Fee is payable each time you instruct us to find a new tenant for your property. This fee is £378 (£315 + VAT) and is normally taken from the first month’s rent received.

Commission for Fully Managed and Rent Collection

We charge a monthly commission for the ongoing management of your property, which will depend on the level of service you require, please see the table below.

Renewal Fee for Fully Managed and Rent Collection

If you are happy to renew the tenancy and/or Guarantor Agreement with the existing tenants and Guarantor we do not charge you a Renewal Fee when using our Fully Managed service. A fee of £30 (£25 + VAT) will be charged to renew a tenancy agreement and £30 (£25 + VAT) to renew the Guarantor Agreement where you are enjoying our Rent Collect Service.

Tenant Find Charges

If you simply want us to find a tenant for your property, we will charge you a one off fee equivalent to 10% of the annual rent or one month’s rent + £60 (£50 + VAT) (Rent £600 per month, £7200 per annum, fee £720 + £60 = £780). This fee covers all the cost of advertising, finding a tenant, compiling the inventory and drawing up agreements etc.

Renewal Fee for Tenant Find

If you would like us to find a new tenant via the Tenant Find scheme at the end of this tenancy then a 20% discount will be offered. If you wish us to renew the tenancy and/or the guarantor agreement then a fee of £30 (£25 + VAT) for the tenancy and £30 (£25 + VAT) for the Guarantor Agreement.
