Guaranteed Rent Service
If you are renting your property to us on the Guaranteed Rent Service, we will not charge you any fees.
Commission for Fully Managed and Rent Collection
We charge a monthly commission for the ongoing management of your property, which will depend on the level of service you require.
Standard Monthly Commission Fully Managed: 14.4%
Standard Monthly Commission Rent Collection: 9.6%
Set Up Fee for Fully Managed and Rent Collection
When you first instruct us on either of these schemes you will have to pay a Set Up Fee. This fee covers all the cost of advertising, finding a tenant, doing the referencing and drawing up agreements etc. The Set Up Fee is payable each time you instruct us to find a new tenant for your property and depends on the size of the property.
Renewal Fee for Fully Managed and Rent Collection
If you are happy to renew the tenancy we may charge you a Renewal Fee, payable prior to the tenant signing a new agreement.
Tenant Find Charges
If you simply want us to find a tenant for your property, we will charge you a one-off fee. This fee covers all the cost of advertising, finding a tenant, doing the referencing and drawing up agreements etc.
Standard Tenant Find Charges: 60% of first months’ rent
Renewal Fee for Tenant Find
If you are happy to renew the tenancy we may charge you a Renewal Fee, payable prior to the tenant signing a new agreement.
Rent Guarantee Insurance
This provides protection from rent arrears and covers legal costs if you need to consider re-possession: 3% of Rent per Month
Set up Fee
Referencing all applicants, creation of the AST and supporting paperwork, check-in for applicants including Right to Rent checks (in person) and Protection of the Deposit
Inventory Creation and LRA Assessment
Check Out Report
Creation of Report (via independent inventory clerk) plus negotiation with tenants for release of deposit, up to point of formal dispute being raised
Legal Fees
