Residential Lettings Manager

We are looking for someone who will take real ownership of our Lettings Department whist passionately helping to grow the portfolio and offering the highest standards in customer service.

Job Description

  • Manage the lettings process and team from start to finish, including property viewings, negotiations, tenancy agreements, check in appointments, inspections, and check out appointments.
  • Manage office staff including training, recruitment and implementing new processes/regulation changes
  • Conduct market research to determine rental rates, conduct market appraisals, identifying client needs and aligning them with suitable service levels.
  • Have a deep understanding of our services and products,
  • Negotiate contracts and fees, ensuring all necessary documentation is obtained before property marketing.
  • Seek cross-selling opportunities.
  • Take high-quality property photos and write accurate descriptions for market listings.
  • Manage incoming calls, emails, and face-to-face interactions with a focus on maintaining high levels of customer service.
  • Manage clients both in and out of the office, ensuring their needs are met.
  • Pre-qualify potential applicants and arrange/conduct viewings.
  • Respond to inquiries promptly.
  • Complete referencing on potential tenants and verify references ensuring AML processes are met.
  • Coordinate property maintenance and repairs are managed well.
  • Deposit handling and Dispute Resolution
  • Serving legal Notices with a deep understanding of the repossession process.
  • Ensure compliance with relevant laws and regulations.
  • Provide excellent customer service to both landlords and tenants.
  • Lead by example to support and grow the team.
  • Generating leads and new opportunities.
  • Maintaining and updating databases and potential client records
  • Improve your lettings knowledge to best advise your clients.
  • Build and nurture relationships, offering specialised advice to potential landlords and investors.
  • Negotiate tenancy terms with landlords and tenants.
  • Time to time be expected to undertake other duties to meet the needs of the company.

Requirements

  • Must have a minimum of 5 years’ experience in Residential Lettings
  • Extensive listing/valuation experience
  • Knowledge of Preston and surrounding areas
  • Proven experience in property management, preferably in lettings management.
  • Extensive knowledge of property laws, regulations, and safety requirements.
  • Excellent interpersonal and communication skills to engage with tenants and landlords effectively.
  • Strong negotiation skills
  • Excellent organisational skills to manage day-to-day operations efficiently.
  • Experience in a fast-paced, busy environment.
  • Working knowledge of Microsoft packages and proficient keyboard skills.
  • Proficiency in using property management software and other relevant tools.
  • Exceptional organisational and time management skills to prioritise tasks effectively.
  • Ability to work independently and as part of a team, demonstrating leadership qualities.
  • Valid driver’s license and own vehicle with business mileage is essential.
  • Strong written and verbal communication skills

Hours – 09:30 to 17:30 Monday to Friday Availability on Saturdays 09:30 to 12:30 on a rota basis.

Job Types: Full-time, Permanent

Salary: £27,000.00-£32,000.00 per year dependant on experience
