Document Requirements  

Once we have successfully agreed a sale between the you and Vendor, we require a few pieces of information and documentation to enable us to produce the relevant paperwork to begin the process for you.

Please note: the property will be marked Sold Subject to Contract once we are provided the relevant information from all individuals named as a purchaser.

Identification

We require one document from list A (which verifies your identity) and one document from list B (which verifies your current address) below. We are obliged to verify ID for all clients that are conducting transactions through the company, this is in line with The Money Laundering Regulations 2007 (Part 1, 2, 3).

Current passport

Residence permit

Current UK/EU photo driving license

HMRC (Inland Revenue) Tax Notification

State pension or benefits book/notification letter

 

LIST B*

Current tax bill from your local authority

Rent card or tenancy agreement from your local authority

Recent mortgage statement

Bank statement

Utility bill (not mobile)

 

* Bank statements and utility bills should be no more than three months old. Council Tax demands may be up to a year old, since they are issued annually.

Proof of funds

We require proof of funds once you have put forward an offer to ensure that money hasn’t been acquired through criminal means, it is a legal requirement for us to check where funds have come from. You can show proof of funds by providing the following:

An agreement in principle/mortgage in principle

Bank statements of your deposit amount (for mortgage buyers)

Bank statements of your cash amount (for cash buyers)

Evidence of you selling a property (if using the funds to buy the new property)

Evidence if the money has been gifted

 

Solicitor details – Company name and the solicitor acting for you

This is so we can instruct the legal process for you. We require these details to be able to draw up and send the Memorandum of Sale (which confirms the agreed offer) to all involved parties, once received, your solicitor will contact the Vendor’s solicitor to request the draft contract and supporting documents.
