If you are renting your property with us on our Guaranteed Rent Service we will not charge you any fees at all.
Set Up Fee for Fully Managed and Rent Collection
When you first instruct us on either of these schemes you will have to pay a set-up fee. This fee covers all the cost of advertising, property compliance checks, finding a tenant, compiling the inventory, drawing up agreements and moving the tenant into the property etc. The set-up fee is payable each time you instruct us to find a new tenant for your property.
We charge a monthly commission for the ongoing management of your property, which will depend on the level of service you require.
If you are happy to renew the tenancy, we may charge you a renewal fee, payable prior to the tenant signing a new agreement.
If you simply want us to find a tenant for your property, we will charge you a one-off fee. This fee covers all the cost of advertising, property compliance checks, finding a tenant, compiling the inventory, drawing up agreements and moving the tenant into the property etc.
A fee for protecting the tenant’s deposit may be charged separately.
If you are happy to renew the tenancy, we may charge you a renewal fee, payable prior to the tenant signing a new agreement.
We make a charge for a property visit, in addition to those included under scope of services, made at the request of the landlord, required by statute or in the case of an emergency.
We do not charge a fee or commission to arrange maintenance work on our Guaranteed Rent or Fully Managed Service.
We do not normally arrange maintenance work on our Rent Collection or Tenant Find Service, as this is the Landlord’s responsibility. However, if a landlord requests that we act on their behalf we reserve the right to make a commission charge (subject to a minimum fee) to arrange this work.
At the end of the tenancy, we will serve the appropriate notice(s) and arrange for the tenant to check out of the property. We charge a fee to attend the property to check out the tenant. This fee includes checking the property against the inventory and inform you of any dilapidations.
Where a landlord withdraws his instruction before the tenancy has started, we reserve the right to recover reasonable costs (subject to a minimum fee) of marketing, property compliance checks, finding and placing a tenant etc. Where a landlord cancels a Fully Managed or Rent Collection Service during the tenancy (including any extensions) all fees must be paid in full to the end of the current tenancy agreement (subject to a minimum of three months management fees payable). Three months management fees are payable where the tenancy is periodic.
Where our Tenant Find Service is cancelled when we have found a suitable tenant who is ready, willing and able to move in, we charge a cancellation fee to cover the cost of our reasonable losses (subject to a minimum fee).
