Switching Letting Agents… it’s easier than you think!
We often get asked by landlords how to transfer the management of their property to Northwood.
They approach us as they are unhappy or dissatisfied with their current agent and want to know how to go about moving the management of their property to us.
There is a general belief that it is best to wait until the current Tenant/Contract Holders has given notice to leave the property before it is acceptable to switch agents as it is far more problematic to change letting agents midway through an Occupation Contract.
This can be true, however, although it may seem like a lot of trouble and hurdles, it is trouble and hurdles that you don’t have to deal with at all as we can do most of the work for you!
The process:
Firstly, you will need to find out how much, if any, notice you are required to give your current agent as detailed within the Terms and Conditions you signed at the start of your contract. Once determined, give the required notice in writing to terminate your agreement. If you need any advice regarding this, then please contact us. We are always happy to offer advice and guidance.
If you are on a fully managed service, then ensure you have the contact details for your current Tenant/Contract Holder which your agent should have given to you.
We will arrange a meeting with you, either at your home or at our offices, where we will go through our terms of business as well as our lettings process and our commitment to providing an unrivalled lettings and management service.
We will coordinate with your current Tenant/Contract Holders and explain the process to them and provide them with all necessary information and reassurance. Part of this transfer may include a new Tenancy/Occupation Contract agreement for the Tenant/Contract Holder to sign. This is to protect all parties as all of our Occupation Contract agreements are updated regularly to comply with changes in legislation. We will ensure rent payments are set up with new standing order and we will also deal with any necessary deposit transfer/registration.
