Guaranteed Rent FAQs

We become your tenant therefore ensuring that you get a fixed rental income each month. We then sub-let your property on an Assured Shorthold Tenancy (AST). You will receive your rent each month whether there is a tenant in place or not or if the tenant stops paying, unless the property is rendered uninhabitable.  

It is in our best interest that we find the best tenant possible. We will deal with any repair work required at the end of the tenancy (subject to a maximum value of six weeks rent) and our in-house legal team will deal with any breaches of the AST at no extra cost to you.  

Depending on the office, we can offer a variety of contracts with a minimum of 12 months. Contracts can be renewed either online or on a rolling basis. Please speak to your local Northwood office for further details.

Northwood were the first company to offer genuine guaranteed rent to the UK in 1995. Today we have over 10,000 landlords spread over 90 high street offices that enjoy our Guaranteed Rent service. We are also a founding member of the Propertymark scheme, and all our offices belong to either the National Approved Lettings Scheme (NALS) or the Association of Residential Lettings Agents (ARLA). We are also members of The Property Ombudsman. 

When we sub-let the property, we take a normal deposit from the tenant which is then protected with one of the approved deposit protection schemes. When the tenant leaves, the deposit can then be used to cover any costs of damages. We guarantee to pay up to 1.5 times the monthly rent, subject to wear and tear, in respect for the condition of the property.
