We Switch You
How does ‘We Switch You’ work?
If you’re not getting the service you deserve, or you just want a more personalised approach where you can rely on speaking to the same person on each occasion, your dedicated property manager – that’s where we can help.
Our We Switch You service allows you to swap the management of your property to us with your tenant still in-situ, and without any unnecessary hassle or complications to you or your tenant.
Similar to the switching services that building societies and banks offer, our property specialists here at Northwood in Aberdeen, Inverurie, Banchory and Stonehaven will do all the leg work for you.
We have some criteria that our properties must meet in terms of condition and legal requirements, but providing we’re a match, this service is free of charge and we’ll even pay your termination charge if applicable, subject to terms and conditions.
Dealing with the documentation
So, the paperwork. You will likely have signed a ‘terms of business’ or ‘management agreement’ document when you initially placed your property with your current letting agent. This documentation will tell you:
- How much notice you may be required to give (if any)
- Whether you are tied in to a minimum initial period
- Whether a fee is due for ending the agreement and what that fee is
Without any strings attached, we can confidentially review any documentation for you before you make any final decisions about changing agents.
Next steps
We’re excited to welcome you to Northwood! Once we’ve put a face to a name and had a good chat, all you need to do is:
- Give notice to end your current arrangement
- Confirm your instructions with us
The handover
We’ll contact your current agent and arrange a detailed handover on an agreed date then introduce ourselves to your tenant. We’ll provide them with our contact details, obtain keys and prepare the relevant documentation for the day of the handover.
Completion
Finally, we’ll make sure that the tenancy deposit is re-registered under our membership for continual protection.
At this point, we’ll arrange a property inspection with your tenant once the handover is complete. This will give us an opportunity to meet with your tenant to discuss any concerns (if you have been unhappy with your existing letting and estate agents, your tenants may have been too!)
Now all that’s left to do is finalise and issue you and your tenant with your new Northwood documentation.
