
The latest Citylets report, an analysis of the Scottish private rental sector’s performance in the final quarter of 2024, highlighted the political developments around housing policy, as well as a return to seasonal norms not seen since before covid.
Northwood North East reported a very busy Q4, with December receiving double the number of check-ins it normally gets in this traditionally quieter month. This trend has continued into 2025, with more than 100 viewings booked across our portfolio. As demand continues to soar, supply is struggling to keep up.
Moving forward, we don’t anticipate much let-up in the situation as many people are preferring to rent with still much uncertainty in committing to a mortgage. We have also seen a big demand for family homes in Aberdeen city and across the North-east, with many properties getting viewings within minutes of listing and often properties going under offer within a few days.
Lettings Manager Juliet Livingstone said: ‘Q4 remained a busy time in Aberdeen and Aberdeenshire, with tenants still actively looking for properties. Landlords selling has had quite a lot to do with the movement.
“Rental increases have continued, with most landlords looking to implement these with costs rising. Properties are continuing to move quickly, especially those in great condition.”
